What to check before buying

The four things that most often change the price of cinema circuits after the first meeting.

    Admissions history

    Three years of admissions by screen and by month. Advertising revenue follows the audience, not the seat count.

  2. 2

    Distributor terms

    Film hire percentages and any minimum-week commitments determine how much of the box office you actually keep.

  3. 3

    Property position

    Freehold, long lease or short lease changes the valuation completely. Check service charges and dilapidations too.

  4. 4

    Projection and sound age

    Digital projectors have a replacement cycle. Get install dates and lamp hours before agreeing a price.
